Forensic delay analysis is the process of investigating events using the CPM (critical path method) scheduling methods. Types of forensic delay analysis methods

The collapsed as-built analysis is very easy to understand and can be influenced with the introduction of after-the fact logic and delay events. The method starts by removing delay events from the as-built schedule to find exactly when the project should have been completed for the delay events.

This is the most accurate method for projects with short terms and one plain critical path. As the name suggests, this method is the comparison of the baselines or as-planned and as-built schedules or a schedule update reflecting progress. This method compares planned vs the actual dates on the as-planned critical and near-critical paths. The method compared draft start date and finish date vs the confirmed start date and finish date.

The time impact analysis (TIA) is a comprehensive technique and it is considered as a hypothetical model as it does not rely on as-built data. It can be quick and easy to perform as it does not require an as-built schedule. If there are a large number of delay events, this method can be overwhelming to perform. In this method each delay event has to be analysed individually in sequential order to help compute their impact. Each delay is quantified immediately before and after the delay event happens.

The windows analysis method compared to others is time-consuming and requires full project documentation and depends on as planned and as built schedule particulars. It is a retrospective technique which divides the total project duration into windows (Smaller periods) and quantifies the as-built critical path delays for each of these periods. It compares the baseline to the as built schedules in their as-is state of submission. It can be easy to compute and understand, it helps to spot delays using real time conditions and true construction processes.
